Good catch on the water leak. This summer, just by chance I found two gaps at the base of the water heater, with just the right rain I'm sure water would have run into the camper just like you experienced. Glad I caught them!

The 12V wiring on travel trailers is somewhat confusing, as they seem to us residential AC wire colors for most of the 12V system but not all. White would be ground and black would be 12V positive. In your case the mystery would be the green wire. I think you need to figure out what powers the green...

I had a similar problem, the unit seemed to work but took forever to cool down. I found that under the ceiling grill there was a insulation board divider separating the cold outlet from the warm air return. One thing to mention is when you have the toilet flush valve open, make sure you don't have your ceiling vent fan on. That will pull the smell out of the tank.

As far as your stabilizer jacks go, because of the size of your trailer I assume you have the single leg "stab" jacks. Scissor jacks stabilize better and provide more support. It's about time that I tackle the same job. Outside gets washed a few times a year, but it really needs a good detail, especially the awning. I hate the dirt and mildew that collects on it.

With the Schwintek style slideout if it has truly failed electrically and will not operate, you will have to disengage the motors on each side of the slide and manually push the slide in. Then you have to figure out how to keep it in by re-engaging the motors or blocking the sllideout from the inside.

One of the benefits of the Lippert Solara awning is the feature where you can retract it manually if it has failed electrically. What did you find as your problem?
